What type of properties do you take on?
We focus on 4–6 bed shared houses/HMOs in Birmingham and Sandwell that are already suitable for professional sharers and can be operated compliantly.
Are you a letting agent?
No — we operate as a shared-living operator. Where suitable, we enter into long-term leasing arrangements and take operational responsibility for the property directly. For landlords who prefer to retain involvement, we can also provide HMO management support.
Do you guarantee rent / promise no voids?
Under our company lease, we become the landlord’s single contracted tenant and pay agreed rent for the lease term. We focus on clear long-term agreements and professional management to provide stable, reliable income while protecting the property.
Do you include bills?
Not always. Some homes are operated bills-included and some are not — we confirm this clearly during the suitability stage.
How do you handle maintenance?
We coordinate repairs with trusted contractors and keep you updated. Spending limits and approval rules are agreed upfront.
Do you refurbish properties?
We can coordinate cost-effective improvements where needed to bring the home up to a standard that attracts and keeps the right residents.
TENANTS
What’s included in the rent?
This depends on the property. The listing confirms whether bills are included.
How much is the deposit?
This is confirmed on the advert and depends on the room, property and tenancy type.
How quickly can I move in?
If the room is available and checks are completed, move-ins can often be arranged quickly.
What if something needs repairing?
Report it to us and we’ll arrange the appropriate contractor and keep you updated.
