We typically work best with properties that are:

  • already used for shared living / HMO (or clearly suitable to continue that use)

  • workable on single occupancy per room

  • straightforward, compliant layouts (low-risk, “boring” is good)

  • within Birmingham or Sandwell

  • ideally 5–7 bedrooms
